A Builder Responsibility

The Builder can be responsible to the Owner for both the design and construction (earthwork, foundations, superstructure, mechanical, electrical, plumbing, etc.). When Steel Building (SBS) components are utilized, the responsibility of the Builder as the structural Designer to the SBS Manufacturer is limited to the specification of the appropriate loads to be carried, the specification of the design criteria and the clear definition of the scope of the work. As the Constructor, the Builder is responsible for the erection of the SBS components in accordance with the approved erection drawings provided by the SBS Manufacturer. The Builder, or another professional engineer or architect retained by the Owner, is responsible for the review of the construction as the structural Designer.

The structural Designer, whether Design-Builder, architect or professional engineer, is responsible for specifying to the SBS Manufacturer the codes, standards and loads that govern the design. They are also responsible for carrying out the calculations, modeling or trade-off analysis needed to comply with the requirements of the Provincial energy code if applicable and specifying the thermal requirements. The SBS Manufacturer will only provide the thermal characteristics of the products or assemblies they manufacture.

The Steelway builder network includes the following classifications that allow us to meet the end user’s requirements.

Design Build

Owners stipulate overall requirements of the project which incorporates the budget: the Builder will then look after the design, permits, engineers and trades.

Supply and Erect

The Builder supplies the building shell, furnished by Steelway and erects it, incorporating insulation, if required. The supply and erect contractor acts as a sub-contractor to the general contractor or the owner.

General Contractor

After an owner completes drawings and permits, the general contractor uses his sub trades, suppliers and sub-contractors to complete the project.

Project Manager

The Builder will manage a project charging an agreed upon amount sometimes using their trades or overseeing the owners designated suppliers.
